An equitable future: Lessons learned from Kidbrooke Park

With nearly 25 years in social housing, Lee Christie leads public engagement, consultation, and social value at the Royal Borough of Greenwich. As part of the Greenwich Builds programme, he contributes to delivering 1,750 high-quality, net-zero carbon council homes.

In this session, Lee focused on the Kidbrooke Park Road North scheme, a standout project for its impressive commitment to delivering 100% affordable housing at significant scale. The scheme is net-zero carbon with energy efficient, tackling fuel poverty while supporting the borough’s climate goals. It also sets a benchmark for accessibility, with fully accessible homes designed to meet diverse resident, ensuring inclusivity and long-term adaptability.

• The project demonstrates the importance of local engagement at every stage of development. “We’ve worked with local apprentices, involved children in creating murals, and engaged the local supply chain. Equity starts with participation.”
• Lee acknowledged the challenges of delivering at speed and scale, with the team navigating demanding grant deadlines, complex land covenants, and the pressure to maintain community focus throughout a fast-paced delivery process.
• Together, the Kidbrooke Park North and South schemes will deliver 452 new homes, demonstrating that councils can build high-quality housing at scale — provided the necessary resources and support are made available to local authorities.
